Our professional photographer will attend, take a selection of photos, and up to date EPC if required. This is recommendation the first tie you let with us and can be recycled for several lets on the property.
We can take in house photography free of charge. It will not be to the same quality as professional and will not include a floor plan.

The tenant will be referenced using a professional agency. This will cover income, credit, rent to rent, landlord’s (if applicable), previous address checks and money laundering.
The schedule of condition will be taken by our MUDH. This will document the condition of the property both in words and photos and take meter readings. This is required to validate any future deposit claim. This will also support compliance with HHSRS.
A registered gas safe engineer will attend and produce an annual landlord’s certificate. A boiler service can be done at the same time (price on request)
From 1st July 2020 it is law to have electrical safety testing in place and renewed every 5 years.
This is for rents of £2,500 pcm or less. A rent over this amount is price on request.
Prices range from £180-£280 depending on the value of your rent (quote will be obtain).
Please note this can only be procured with as passed professional reference.
The deposit is registered and protected by The Tenancy Deposit Scheme. If the tenant chooses to pay a traditional deposit this cost is mandatory.
We endeavour to resolve all claim for free with in house negotiations. However, if we are required to raise and administer a TDS adjudication claim at end of the tenancy there will a charge.
Quote for landlord’s liability, buildings and contents insurance Quoted obtained first can be obtained on request.
A professional check out inspection and report at the end of the tenancy. The landlord to provide the agent with at least two weeks notice of the need for a check out appointment. This is required to validate any deposit claim.
It is a legal requirement for your letting agent to hold proof of ownership for your rental property. MUDH can obtain a copy of your title document from HM Land Registry as proof of your ownership of property.
Administration fee will be payable on the occasion of each fixed term renewal of an existing agreement or once for a periodic. Our renewal service includes us reviewing rent and negotiation terms (if recommended), preparing the necessary tenancy documentation, supervising the signing of the agreement or lapsing onto statutory periodic status and updating the deposit with the TDS.
